About Seattle, WA

Seattle runs one of the densest commercial kitchen markets on the West Coast, concentrated into a handful of districts: the downtown core and Pike Place, Capitol Hill, Ballard, Fremont, the International District, SODO and West Seattle. Much of that food service operates out of buildings that predate modern commercial kitchens by decades, and that single fact drives most of the refrigeration problems we are called to in this city.

The building stock is the recurring theme. A restaurant on Capitol Hill or in Pioneer Square is frequently working from a basement prep area or a back room in a structure built before the First World War. Ceilings are low, ventilation is marginal, and back-of-house space was never allocated for a walk-in, three reach-ins, a prep line and an ice machine. Equipment goes where it fits.

The consequence is that restricted condenser airflow is the single most common underlying cause we find when a Seattle unit is running warm, ahead of any mechanical defect. A condenser boxed into an alcove recirculates its own heat, head pressure climbs and the compressor works permanently against conditions it was never rated for. Replacing the failed part without addressing the clearance simply restarts the countdown.

Access is the other Seattle-specific factor, and it affects repair time more than the fault itself. Loading zones are limited, parking is unpredictable, and many kitchens can only give a technician real access between lunch and dinner. We plan around that rather than against it, which is why we ask about your service windows when you book and why technicians carry the common failure parts rather than ordering after diagnosis.
